Smart Pricing

Prices that keep up with demand. Way recommends a price for each session from how fast it is booking, and can set it for you within the limits you choose.

Overview

Smart Pricing watches how fast each session is booking compared with similar past sessions. When a session is selling faster than usual, Way recommends a higher price. When a session is clearly behind close to the date, Way recommends a lower one.

You can apply recommendations yourself from the Pricing Calendar. Or turn on Automatic pricing for a listing, and Way sets prices for you as bookings come in, always between the floor and ceiling you set.

Where to Find It

Open any experience from your dashboard and select the Pricing tab. Recommendations appear on the Pricing Calendar.

  • Smart Pricing must be turned on for your property. Contact Support or your Customer Success Manager to turn it on.

  • The experience must be published and have a price above $0. Free and unpriced sessions never get a recommendation.

  • The Pricing Calendar is available on desktop only.

How Way Decides

Way compares how many guests have booked a session with how many similar past sessions had booked by the same point. Similar sessions are on the same day of the week.

  • Raise 10% when a session is booking well ahead of usual.

  • Raise 15% when it is booking far ahead of usual. If your property management system is connected, a 10% raise also becomes 15% when the hotel is 5 or more points busier than usual for that date.

  • Lower 5%, 10% or 15% only when a session is clearly behind usual and close to the date: within 10 days for experiences and 3 days for rentals. Quiet sessions further out often catch up, so Way waits.

  • No change when a session is on pace, when there isn't enough booking history to compare against, or when it's sold out.

Way recalculates every morning, and again within minutes of a new booking or cancellation.

Reading the Calendar

Each date shows the price a guest pays for the selected session and price tier.

  • ↑ $250 or ↓ $200: Way recommends this price. Nothing has changed yet.

  • ↑ or ↓ on its own: Way set this price with Automatic pricing. The arrow shows whether it is above or below your own price for that date.

  • No arrow: the price is your own.

Click a date to open the panel on the right. It shows each tier's price and, when there is a recommendation, the Recommended price next to it. Price history lists every change to that session's price, newest first, and who made it: Way, Applied by a team member, or Your team.

Applying a Recommendation

  1. Click a date with a recommendation.

  2. Check the Recommended price for each tier.

  3. Click Apply recommendations.

The new price goes live immediately for every tier of that session. Existing bookings are not affected; guests who already booked keep the price they paid.

Automatic Pricing

With Automatic pricing on, Way applies its recommendations for you, one listing at a time.

Turn it on

  1. On the Pricing tab, clear any date selection so the right panel shows your base price.

  2. Turn on Automatic pricing.

  3. Enter a floor and a ceiling for every price tier. Way never sets a price below the floor or above the ceiling.

  4. Click Save and turn on.

Prices start changing as soon as it's on. Automatic pricing is off by default.

Different limits for different seasons

Under Price rule overrides, you can give a price rule its own floor and ceiling, for example a higher ceiling for your summer weekend rule. Leave a value blank to use your base floor and ceiling.

When prices change

  • After a booking, Way can raise or lower that session's price.

  • After a cancellation, Way can only lower it.

  • Every morning, Way can only lower prices.

Each change starts from the session's current price. A session that keeps selling fast can rise more than once, up to your ceiling. That's why the ceiling matters: it is the highest price Way will ever charge. When Way recommends no change, the current price stays as it is.

Way rounds every price it sets to a whole dollar.

Your prices come first

  • Your base price and price rules keep working. Way sets a price for a single date on top of them.

  • If you edit a date's price yourself, Way leaves that date alone from then on.

  • Prices you set with Apply recommendations count as Way's, so Automatic pricing keeps adjusting them.

Turn it off

Turn off Automatic pricing and click Turn off. Way stops changing prices for that listing. The prices it already set stay as they are, and your floors and ceilings are saved for next time.

To go back to your own price on a date, select it, click Edit prices, and re-enter your price.

How Way Decides Which Price a Guest Pays

For any date and session, the final price is resolved in this order:

  1. A price set on that date, by you or by Way

  2. The first matching price rule

  3. The base price

The calendar always shows the winner, so the number you see on a date is the number a guest is charged, plus any taxes and fees.

FAQ

Will Way change my price rules?

No. Way sets a price on individual dates. Your rules and base price stay as they are.

Can Way charge less than I'd accept?

No. With Automatic pricing on, Way never goes below your floor.

Why didn't Way lower a quiet date?

Sessions that are quiet a week or more out usually catch up. Way only lowers close to the date, and only when a session is clearly behind.

Do guests who already booked pay the new price?

No. Existing bookings keep the price the guest paid.
